I have been a repeat customer in the past. I call today to have my tank scheduled to be pumped, and the first question I was asked was my address. Upon telling the woman that answered the phone my address, her immediate response was, " I'm sure there's someone closer to you that could do it for you cheaper!" I wasn't asking for a quote, I was just wanting to get on the schedule again as I have in years past. Well, now there's one less magnet on my refrigerator (the one given to me by them that I've kept to remind me who to call). Don't understand how they plan to keep customers with this type of customer service. I'll never give them another dollar of mine!

Recently we had a emergency call to an accidental oil spill on a Saturday morning. The Mike Sanitation team was great to work with, and helped us get the situation under control based on strict Ohio EPA Guidelines. With one call they were able to assist us with proper equipment to get the spill cleaned up quickly. There quick action saved the property owner a lot of money by there willingness to help out on the weekend, and having the expertise to know how to handle the waste product. We definitely have them as a source to call on upon if there services is ever needed again. The Chickasaw Fire Department.

A septic system is one of the most important parts of a rural or semi-rural property. When it is working properly, it is easy to forget about. When there is a problem, it can quickly lead to slow drains, unpleasant odors, soggy yard areas, wastewater backups, or costly repairs.

A professional septic inspection helps you better understand the condition of the system before small concerns become larger problems. For many homeowners, buyers, and sellers in the New Bremen area, an inspection is also an important part of a real estate transaction, home maintenance plan, or lender-related property review.

Why Septic Inspections Matter

Protect Your Home, Property, and Investment

Septic systems are underground, which means many issues are not obvious until they become serious. A septic inspection can help identify warning signs related to the tank, baffles, inlet and outlet lines, liquid levels, solids buildup, or drain field performance.

For New Bremen homeowners, a septic inspection may be helpful when:

Buying a home with an existing septic system

Selling a property and preparing for buyer questions

Responding to slow drains, odors, or wet areas in the yard

Checking the system before remodeling or adding occupants

Confirming whether the tank may need pumping

Creating a long-term septic maintenance plan

Meeting requests from a lender, buyer, agent, or local authority

A septic inspection does not just help you find problems. It can also help document that the system appears to be functioning as expected at the time of inspection.

New Bremen’s Local Septic Service Company

Mike’s Sanitation has served area homeowners and businesses since 1967. From septic pumping and inspections to portable toilet rentals, grease trap cleaning, and waste handling services, our company is built around dependable sanitation solutions for west central Ohio and nearby Indiana communities.

Because we are located in New Bremen, we understand the needs of local homeowners, farms, rural properties, and real estate professionals. We know that septic service is not something most people deal with every day, so we focus on making the process simple, clear, and straightforward.

When you schedule a septic inspection with Mike’s Sanitation, you are working with a local team that understands the area, the service process, and the importance of getting reliable information.

What Does a Septic Inspection Include?

A septic inspection is designed to evaluate visible and accessible parts of the septic system and identify conditions that may affect performance. Every property is different, but a typical septic inspection may include:

• Locating and accessing the septic tank
• Checking sludge and scum levels
• Inspecting the condition of the tank where visible
• Reviewing inlet and outlet flow
• Checking baffles or outlet tees where accessible
• Looking for signs of surface discharge
• Evaluating whether wastewater appears to be entering and leaving the tank properly
• Checking for signs of drain field concerns
• Determining whether pumping may be recommended
• Providing clear findings and practical recommendations

If the tank needs to be pumped to complete a more thorough evaluation, Mike’s Sanitation can explain that recommendation and coordinate the next step.

Septic Inspections for Real Estate Transactions in New Bremen

Buying or selling a home with a septic system can raise important questions. How old is the system? When was it last pumped? Is the tank accessible? Are there signs of failure? Does the system appear to be functioning properly?

Mike’s Sanitation helps buyers, sellers, real estate agents, and lenders by providing septic inspections for New Bremen properties. An inspection can help reduce uncertainty during the transaction and give everyone involved a clearer understanding of the septic system’s condition.

For sellers, scheduling an inspection before listing can help uncover concerns early and reduce delays later in the process. For buyers, an inspection can provide valuable information before closing. For agents, it helps keep the transaction moving with documentation and a trusted local service provider.

Septic Inspections for Homeowners

You do not need to be buying or selling a property to schedule a septic inspection. Many New Bremen homeowners request inspections because they want to stay ahead of maintenance, understand their system better, or investigate warning signs.

You may want to schedule an inspection if you notice:

  • Slow drains throughout the home
  • Gurgling plumbing fixtures
  • Sewage odors inside or outside
  • Wet, soft, or unusually green areas above the drain field
  • Sewage backing up into drains
  • Standing water near the tank or leach field
  • It has been several years since your last septic service
  • You are unsure where the tank is located
  • You recently purchased the home and do not know the service history

Catching septic issues early can help protect your home, yard, and budget.

Our Septic Inspection Process

1. Schedule Your Inspection

Call Mike’s Sanitation to schedule your septic inspection in New Bremen. We will ask basic questions about the property, the reason for the inspection, and whether the tank lids are accessible.

2. Locate and Access the System

If the tank location is known and accessible, the inspection process is usually more efficient. If lids are buried or difficult to reach, additional access work may be needed before the inspection can be completed.

3. Inspect the Septic System

Our team evaluates the visible and accessible components of the system, checks levels, looks for warning signs, and reviews whether the system appears to be functioning properly.

4. Explain the Findings

We provide clear, practical information about what we observed and whether pumping, maintenance, repair evaluation, or follow-up may be recommended.

5. Plan the Next Step

If additional service is needed, Mike’s Sanitation can help coordinate septic pumping or provide guidance on what to do next.

Septic Inspection and Pumping Often Work Together

A septic inspection may reveal that the tank has a high level of solids or that pumping is recommended. In many cases, pumping the tank can make it easier to evaluate the system and can also help prevent solids from moving into the drain field.

Mike’s Sanitation provides both septic inspections and septic pumping, which makes the process easier for homeowners and real estate professionals. If pumping is needed, you can work with the same trusted local team instead of coordinating with multiple companies.

Regular septic maintenance is one of the best ways to extend the life of your system and reduce the risk of unexpected problems.
